The following
financing program has been developed exclusively for Tuscany Ridge
buyers by Central Carolina Bank (CCB). A 100 year old local bank,
CCB was founded in Durham in 1903, operates 260 branches in the
Carolinas, and is part of a $20 billion asset banking franchise.
Construction-to-Permanent
Financing Program:
- During
Construction Period:
- Up
to 90% loan-to-value financed during construction for qualified
buyers
(95% LTV may be possible)

- During
Permanent financing period:
- Fixed
rates are available with 30 or 15 year amortization. Variable
rate products are available on a 30 year amortization.
- Rate
protection - Maximum rate on a permanent loan is established
upfront with a one-time float down option to the current market
rate when construction is within 45 days from completion.
If interest rates are higher than the maximum rate at the
time of completion, then the interest rate will not exceed
the established maximum rate.
- One
closing upfront.
- Rebate
for any origination fees on the lot purchase if CCB used to finance
lot before working out the Construction-to-Permanent financing.
- Invited
to participate in CCB's Group Banking program, which offers many
preferred banking benefits such as no minimum, no maintenance
checking, home equity loans up to 110%, access to Private Banking
and Wealth Management services, etc.

fee of ½% or no fee with rate adjustments as follows: 1-year=plus
0.5%, 2-3 years=plus 0.25%
